ULTRA LUXURY LIVING / Lighthouse Point, FL


If small, beautiful and intimate are words that resonate with you, Lighthouse Point should be in your list of next places to visit or in your radar to buy a second or main residence.
The town it's situated in South East Florida just under 10 miles north of Fort Lauderdale and in a privileged location right in front of the Hillsboro Inlet that opens access to the Atlantic Ocean , The Hillsboro Mile with its astonishing world class mansions and the Lake Placid with its beautiful marina where is always a pleasure to have a late dinner, coffee or glass of wine at The Nauti Dawg Marina Cafe
Luxury waterfront homes on deep and wide canals prepared for small , medium and large size boats and yachts cover probably more than 60% of the city and most of them easily surpass the million dollar tag price, in fact 66 homes between 1 and 3 million dollars were traded in 2015.
Talking Ultra Luxury Real Estate in Lighthouse Point we have as of this moment 12 properties for sale between 3.5 and 7 million dollars or what we can call just over 2 years of available inventory as 5 homes between 3.5 and 5.5 million were sold during 2015.
Lighthouse Point residents are primarily families but you find also numerous singles and young and older couples as the city its very attractive itself and is located just few miles north and south of the first class dining and amenities of cities like Boca Raton and Fort Lauderdale.

To be the owner of a Castle it's the ultimate big dream for many people specially for those that can afford this one of a kind purchase. This feeling and desire it's of course totally understandable as such magnificent structures evoke romantic , glorious and heroic times that seems are gone forever. 

A Castle or a Palace are totally singular properties that bring with them an intense amount of history and stories , of power and domination as well as of love and romance. Europe use to have tens of thousands of castles of every size and importance but nowadays there are a few thousand in the whole continent with a big number in need of deep restoration which is no wonder as this Supreme Ultra Luxury Properties of their time have been standing century after century during the last millennia or more along the Medieval Period. Its important to know that most Castles come with several acres of land attached to the property that are used as vineyards, farms, stud horses or anything else in between according to their present owners wish or financial needs and just like in the old times.
In Europe currently there are several brokers that specialize on the marketing of this still glorious structures and prizes may go from just around $100,000 to ten or twenty million dollars or more depending on the importance and history of the property as well as the level of restoration done or required to be done.
For those adventurous souls that want to take on this path its wise to point out that many times the amount of investment needed to restore Castles can be significant larger than the prize paid for the property itself and they go along with finding the right people or companies specialized on this niche work that usually takes a long time. Also, due to their historic importance they normally require special and tedious permits from the cities or other government related agencies where they are located so
making them fully compatible with 21st Century living standards ( elctricity, plumbing, etc ) its always a challenge and that's why fully restored Castles command a big price difference compared with their all original counterparts.
Castle owners that don't use the property as a private residence full time usually set the castles as Museums open to the public with most of their original charm brightened and/or offer the place as avenue for different kind of social events which should help a lot covering expenses that the property demand or bringing profit.
So are you ready ? the dollar is strong at the moment and may increase in value the coming months of 2016 so investing in well valued foreign property with currencies weakened may be an option. Of course in the case of a castle there may be more variables to think about but what you need to have in the first place it's a true desire for such a distinctive property .



In my experience Ultra Luxury Residential Homes or Ultra Luxury Real Estate share common features within this five areas :
Location , Design & Quality , Size , Amenities & Equipment , Price.

Location: The Ultra Luxury Home its generally situated at an over the top location meaning privileged views of the ocean, lakes, rivers, canals, golf courses , valleys, other landscapes or beautiful city skylines in the case of high rise condominiums.
Its important to point out that it has to be a sought after location since hypothetically you can built an Ultra Luxury Residence for near zero of land value in the middle of the dessert , in a low profile or unsafe area that will not get better anytime soon or far from civilization and the top amenities that civilization provides but in this case the residence will have a serious marketability issue if the original owner plans to eventually resell. . 

Design and Quality: Many times I have been on fantastic impressive homes on the outside that frankly are exquisite places to live but they remain to be considered only as Luxury Properties because they fall short of providing on the inside, either totally or partially, the attention to detail and expense in order to become the top category.
Ultra Luxury means supreme attention to detail and the finest craftsmanship on the outside and on every single room of the house, not only on the common areas and master bedroom and bathrooms, but on every single room except probably for the employee's quarters. If a property can not keep up with this description it may not be an Ultra Luxury Residence.

Size: Here we are talking about several thousand square feet or several hundred square meters of indoor areas.  My market for example South East Florida ( Fort Lauderdale, Boca Raton, Palm Beach or Miami ) Ultra Luxury Homes as a bottom line start at 5 to 6 bedrooms and more baths and in  case of Condominiums at least at 3 to 4 bedrooms and 4 to 5 baths. Add of course plenty of open non air conditioned areas or balconies / terraces to the condominiums to complete the Ultra Luxury package.

Amenities and Equipment/Technology: Garage space for all the toys, infinity pools, wet rooms, 10 to 20+ people capacity movie theater, sport courts and gyms, game rooms, outside and inside bars or summer kitchens, wine cellars and dozens more of possible amenities are not uncommon on Ultra Luxury Homes.
On the equipment side expect top brands of appliances, central vacuum systems, integrated smart controls that work from your phone and other features.

Price: Probably the most variable of all Ultra Luxury Property characteristics . Different areas or countries have different land prices and cost of building materials and labor, but most likely anywhere you go prices will start from six zeros and up.
In South East Florida my area of expertise ( near ocean locations )  most waterfront homes that can be considered Ultra Luxury start close to 5 million dollars while the Condominiums will start at 3 million. Again is relative, some superb or really large residential lots with access to the ocean and Intracoastal Canal to dock a mega yacht like the ones you find on The Hillsboro Mile or Millionaires Road will ask you only for the lot between 5 to 10 million dollars so doing some math you can imagine at what level a fully finished home starts.
